Having conducted hundreds of auctions and attended many more, we have seen on countless occasions people get caught up in the proceedings and emotion of the day.
This usually ends in one of two results. They have been swept up in the bidding process and paid far too much for a property. Or they haven’t properly prepared or understood the process and missed out on a buying opportunity that would have suited their needs.
If you are a novice bidder the process appears relatively easy and straightforward, however there are some very good auctioneers out there (and quite a few ordinary ones!) acting for the sellers and understanding the subtleties of their techniques and abilities - as well getting a “read” of other potential bidders (competitors) can save you thousands of dollars.
It is vitally important to attend an auction fully prepared with an understanding of legislation and a plan in place to cover the possible scenarios that may unfold during the course of the auction.
